Abstract

This study presents the Índice de Crescimento de Domicílios e População (ICDP), a metric created from the analysis of the average annual growth rates of population and number of households between the years 2010 and 2022, as a preliminary tool to assess housing development and the real estate market in the metropolitan regions of the state of São Paulo. The ICDP plays an important role in identifying disparities between population growth and housing supply in different areas, providing essential support for urban planning and efficient resource allocation. The data analysis highlights significant disparities in demographic dynamics among the Metropolitan Regions (RMs) of the state of São Paulo. While the RMSP stands out as the most populous, other regions, such as São José do Rio Preto, Sorocaba, and Jundiaí, experience higher population growth rates, indicating greater demographic dynamism in these areas. When assessing the Índice de Crescimento de Domicílios e População (ICDP), it is observed that most RMs and municipalities are witnessing significant growth in the real estate sector, where the increase in the number of households often surpasses population growth, reflecting a growing demand for housing. The demographic and housing dynamics in the various metropolitan areas of the state of São Paulo provide valuable information for urban planning, investments, and public policies. Effective governance in metropolitan regions is essential for promoting economic development and reducing regional inequalities, ensuring that smaller cities also benefit from urban growth.
